If you have a garden,you must have a rose bush somewhere in it.Roses have a sweet smell and are very beautiful.Roses are commonly known with affection and love.

Watch for shoots coming from the rootstock below the graft and remove. After the soil warms, apply a generous layer of organic mulch.

Living in a cold climate that has harsh winters can cause roses to die if not properly protected from the cold. When the ground freezes just mould earth around the base of the plant and then add evergreen boughs. Small climbing roses can be detatched from their supports put on the gound then covered with earth this will protect them from very cold winters.

Here's a true story about a lady from New York that wanted to buy her retirement condo in Pompano Beach, Florida. Let's call her Bernice. Bernice found a local realtor online and was going to buy this condo sight unseen.

I was the real estate appraiser on this deal and found out that there was a special assessment of $10,341 due in full on this unit at the time of the closing. Well part of my job as an appraiser is to state if there are any special assessments with all the details. This information is listed on the sixth line of the first page of the condo appraisal form. So I stated that special assessment amount of $10,341 and on the addendum stated what the purpose of this special assessment was for.

This is a true story of how I saved a little old lady from the Bronx $10,341. Let's call her Betty. Betty was about to purchase a condominium in Pompano Beach, Florida from a local realtor. She was going to buy this condo sight unseen and trusted in the realtor.

I was hired by a local bank to complete the appraisal for this transaction so I called the realtor to set the appraisal appointment. Fences - Even They Need TLC

Fences serve a variety of purposes. They can be latticed as a simple boundary between areas or as a support for roses or other plants, or they can be closed to protect one from the elements or to act as a barrier for privacy. Fences can also come in a variety of materials depending on their use. The majority of fences are built from planks of wood, and are probably the most attractive and natural looking. Other fences may come in materials made from cement or corrugated sheet-metal, and these more effectively withstand the elements. These are usually erected in a lattice or zigzag pattern to better withstand the force of the wind.

The most prevalent ailment facing fences is rot at their base, as the base is most susceptible to both wet conditions, from pooling water, and dry conditions. Good forms of wood for withstanding rot include California redwood, southern cypress, white and red cedar, locust and chestnut wood. Additional steps can be taken to preserve wood from rot by coating or painting them with preservatives. These must penetrate the wood to be effective, and may require different products depending on the brand of wood used. A good preservative applied two to three times to any strip of unpainted, clean and dry wood should do an admirable job in protecting it.

Besides the base, another area susceptible to rot is any point at which two pieces are nailed together. Coating these areas before erecting the fence will prove more effective than simply coating the length of the fence afterwards.

Your fence posts will need to be set up deep into the earth, the depth of which will differ depending on the fence height and weight of the boards. Heavy posts should be set in concrete.

The most popular fences in common use are the white picket fence, the post-and-rail fence and the hurdle fence. With an increasing eye towards privacy, styles like the louvered and lattice fences are also gaining in use.

Post-and-rail fences are constructed from posts placed at 10 foot intervals, with 11 foot long tapered rails inserted into the posts. Hurdle fences have a braced frame with split rails along its length, with the end pieces from each panel making up the posts.

Picket fences, most commonly painted white, have posts spaced anywhere from 8 to 12 feet apart, with 3x4 inch rails and pickets two to three inches wide. The pickets should be raised at least two feet off the ground and extend beyond the top of the highest rail.

Board fences are ideal for privacy purposes, and can be slanted in a louver effect for even greater results in this regard. Board fences can be styled any number of ways, with alternating broad and thin boards, boards applied vertically, or even a staggering of the boards on the sides of the rail. Back in 2004 thousands of new condos in the downtown Miami area started to be built so alot of investors signed pre-construction contracts thinking they would be able to resell them for a nice profit. The condos weren't going to be finished until mid to late 2005 which happend to be the time the real estate market started to come to a halt. So investors that couldn't sell them or move into them just walked away.

This one fact left hundreds or thousands of units vacant. Builders scrambled to sell them by offering incentives like, one year of free maintenance, no closing costs or appliance upgrades. Well after six months this didn't work so they started reducing prices to the point where I don't think they were making any profit. These builders just wanted to get out of the projects and get the units sold.

So fast forward to June 23, 2008 and there are 14,742 active listings in the downtown/beach areas in Miami and 4,591 of these units are vacant per the Multiple Listing Service.

So isn't it time to buy these units?

I don't think so and here's some of the reasons why;

1. With this many units on the market values are going to continue to decline.

2. Financing may be impossible to obtain in some of these condo projects.

3. The monthly/yearly maintenance fees may be going up dramatically due to the number of vancant units.

4. There may be ongoing special assessments in the condo budgets.

5. The number of rentals in the project may be too high to obtain financing.

6. There may be to many foreclosures in the project to obtain financing.

Planting Vegetables Through All the Seasons

When you think of when you should plant your garden, most of us think of planting in the spring and harvesting in the fall. For most of the crops we plant this is right. But there are things to be taken into consideration such as plant species and climates variations.

For some crops it is helpful to plant in the fall because it helps enrich the soil for the following spring. And certain lettuce varieties can be planted late in the summer and still be harvested before the first frost.

When to plant depends on the species and your climate zone. Get the best estimate possible on when to expect the first frost. 30-day weather forecasts, Farmer's Almanac and others are good sources of information.

Before planting new seeds or vegetables be sure to clear the area of any spring or summer crops. Leftovers decay and encourage bacteria growth. Spread a couple of inches of new compost or mulch over the area. Turn the top layer of soil up and water well, then let it rest for a day. Since in most areas, you'll receive more rain (and sometimes snow) in the fall, be sure you have well draining soil.

Many varieties of vegetables will thrive if you take these preliminary steps.

Beets do well if planted before the beginning of August. If you intend just to harvest the tops, the date can be extended to the beginning of September.

Broccoli can be transplanted until about mid-August. It will continue to thrive in most climates until Thanksgiving, when it can be harvested for a great addition to the holiday meal. In some warmer zones it may even last as late as Christmas. In fact, Italian broccoli can be planted during the winter in areas with no snow and will produce shoots until spring.

Fall cabbage planting is common in various climate zones. Jersey Wakefield cabbage is often seeded in the first couple of weeks of September and survives throughout the winter to be harvested in late spring.

Carrots, since as a root vegetable the food actually grows under the ground, will last through just about anything. If you plant by mid-July or even in the Fall, you can harvest in Winter, provided there's little snow on the surface. Very cold temperatures will freeze the ground, making digging almost impossible.

Endive does well if planted by mid-July. A light mulch will keep it protected from frost and it can be harvested in winter. Water drainage in the fall and winter months is much slower than in summer so it's important to make sure the endive doesn't get too wet.

Romaine can be sown in July, then harvested in the Fall. Since it's low to the ground and very leafy, it's important to keep it from being excessively wet. Fungal growth is still possible in Fall, even though temperatures are cooler at night.

Plant some peas in early November, then harvest them the following June. That way you get vegetables to eat while you are still planting your other species.

Planting Vegetables Through All the Seasons

When you think of when you should plant your garden, most of us think of planting in the spring and harvesting in the fall. For most of the crops we plant this is right. But there are things to be taken into consideration such as plant species and climates variations.

For some crops it is helpful to plant in the fall because it helps enrich the soil for the following spring. And certain lettuce varieties can be planted late in the summer and still be harvested before the first frost.

When you should plant certain vegetables depends on the species and your climate zone. Get the best estimate possible on when to expect the first frost. Some good sources to find out information on possible frost are the 30-day weather forecasts and the Farmer's Almanac.

Before planting new seeds or vegetables be sure to clear the area of any spring or summer crops. Leftovers decay and encourage bacteria growth. Spread a couple of inches of new compost or mulch over the area. Turn the top layer of soil up and water well, then let it rest for a day. Since in most areas, you'll receive more rain (and sometimes snow) in the fall, be sure you have well draining soil.

There are many varieties that will thrive if you take these preliminary steps.

Beets do well if planted before the beginning of August. If you intend just to harvest the tops, the date can be extended to the beginning of September. Try some Winterkeeper.

Broccoli can be transplanted until about mid-August. It will continue to thrive in most climates until Thanksgiving, when it can be harvested for a great addition to the holiday meal. In some warmer zones it may even last as late as Christmas. In fact, Italian broccoli can be planted during the winter in areas with no snow and will produce shoots until spring.

Fall cabbage planting is common in various climate zones. Jersey Wakefield cabbage is often seeded in the first couple of weeks of September and survives throughout the winter to be harvested in late spring.

Since carrots are a root vegetable and grow under the ground, it can withstand seasonal changes. If you plant carrots by mid-July or even in the fall, you can harvest them in the winter. It is important to keep in mind though that in very cold temperatures the ground freezes making digging nearly impossible

Endive does well if planted by mid-July. A light mulch will keep it protected from frost and it can be harvested in Winter (again, assuming at most only light snows). Make sure it doesn't get drenched. Drainage in the Fall and Winter months is much slower than in Summer.

Romaine can be sown in July, then harvested in the Fall. Since it's low to the ground and very leafy, it's important to keep it from being excessively wet. Fungal growth is still possible in Fall, even though temperatures are cooler at night.

Plant some peas in early November, then harvest them the following June. That way you get vegetables to eat while you are still planting your other species.

You will find that when you need to replace a portion it is going to be easy to replace and most likely less expensive at the same time. Think about the type of wood you are going to use. Treated lumber is known to last a long time. Other types of wood such as cedar, locust poles, chestnut and even redwoods are going to last much longer than your average pine is going to last. Investing in a fence can be a costly investment so you want to make the choice of a long lasting wood.

Think about how you are going to install the fencing of your choice. No matter what type of fencing material you are using, most all fencing has some type of posts that must be put into the ground to support the fencing. Remember, the deeper you put the posts, the most sturdy the rest of your fence is going to be. The higher your fence, the deeper you want the posts that are anchored to be in the ground. You can create your own wild bird sanctuary by adding a few bird feeders to your yard. The best way to learn what bird foods and feeders work best for you is to test several different kinds. Once you find the right combination and the birds discover it, they will return for years to come. Birds that migrate will stop by for a taste when traveling north and south and non-migratory birds will stay year-round.

Proper management of bird feeders in your backyard bird habitat is required in order to attract and retain many different species. Both resident and migratory birds' food needs change with the seasons and there is a recipe to follow when selecting bird feeders, bird food and plants for food and cover.

The first thing you should understand is that if you want to attract with birds all year long you should put out different foods at different times of the year. If you only put bird food out in the winter fewer birds will find your feeders. If you have food out all the time, birds will find it easier and it will provide the protein needed to stay warm.

Wild birds are searching for different types of bird food at different times of the year. Each new season brings new challenges. Offering high-energy foods like suet helps wild birds stay warm in the winter.

During the spring months, the birds are working to guard their nests, raise their young and feed themselves. Providing a variety of food during this time of year increases their survival rate.

Adult birds will take food for themselves from the feeder, then stock up their beak with extra food to carry back to the nest. When the young finally leave the nest, they come to the feeders with their parents. Often you will see the parent bird take food from the feeder and place it the young fledgling's mouth.

Using several types of wild bird feeders designed for the feeding styles of different species is important. Some birds like the black-capped chickadee like to perch. Other birds like cardinals, juncos, and mourning doves prefer feeding on a more level surface like the ground or a platform feeder. Woodpeckers and nuthatches can cling to almost any surface while they eat, including upside down suet feeders.

A successful backyard bird feeding station would include two tube feeders, one platform bird feeder, one hummingbird feeder, one oriole feeder, one hopper bird feeder and two different kinds of suet feeders.

If you want to add a little fun to your feeding station, add a peanut butter feeder to the mix. Many birds love the taste of peanuts including nuthatches and woodpeckers. Peanut butter feeders are easy to make. Just drill a few holes in an old log, fill them with peanut butter and hang it from a branch.

Once you have chosen your feeders it is necessary to place them strategically throughout your backyard habitat.

When hanging your feeders there are a few things you should consider:

Bird feeders should be hung at least 60 feet away from any bird houses or nest boxes. Being able to watch birds is the reason we hang bird feeders. Your feeders should be hung in a place where you can see them. If you hang your feeders 7 or more feet away from any surface, it will be harder for squirrels to steal your food.

After finding the perfect spot for your bird feeders, you need to fill them with high quality bird seed. With bird seed, you get what you pay for. Cheap blends tend to be filled with corn and other foods that birds won't eat. Paying a little more for quality blends will save you money. If birds don't like the seed in your feeders, it will spoil and you will have to throw it out.

Squirrels that eat all of your bird seed and drive the birds away can be very frustrating. If you know squirrels are in your area, you should set up your feeding station accordingly.

Squirrel proof bird feeders cost a little more, but they do a good job of keeping the squirrels away from your seed. If squirrel proof bird feeders are outside of your budget, try purchasing feeders with metal feeding ports. That will at least stop the squirrels from chewing holes in the feeding ports causing all the seed to fall out.

If you cannot afford to purchase squirrel proof feeders, go to your local home improvement store and purchase stove piping. Stove piping is cheap in price and very effective in deterring squirrels from your feeders. Stove piping is too wide for the squirrels to wrap their paws around and ultimately they slide off onto the ground.

Adding a few bird feeders to your yard will bring a touch of nature closer to you. Whether you are new to bird watching or an expert, having more wild birds in your yard allows you to enjoy your birding every day.
